Who we are

Blessed House Villas is a family run group of vacation villas located in Puerto Viejo, Talamanca, Limón, Costa Rica. In this page, "we", "us" and "Blessed House" refer to Blessed House Villas and its owners.

Use of this website

The content of this website is provided for general information about our villas, the area and the activities nearby. We work to keep it accurate and up to date, but prices, availability, photos and descriptions may change without notice.

You agree to use this website only for lawful purposes and not to interfere with its operation, attempt unauthorized access, or copy its content for commercial use.

Bookings, prices and payments

Prices are shown in United States dollars (USD) unless stated otherwise. Taxes required by Costa Rican law and any service fees are shown before you confirm your booking.

A booking is confirmed only after we receive the payment or deposit requested and send you a confirmation. Payments by bank transfer or SINPE Móvil must be sent to the accounts published on our payments page, and the proof of payment must be sent to us on WhatsApp.

Check in and check out times, the maximum number of guests, house rules, and the cancellation and refund conditions are the ones shown for each villa and in your booking confirmation. Please read them before booking.

Guest responsibility

Guests are responsible for respecting the house rules, the maximum occupancy of each villa, quiet hours, and the laws of Costa Rica during their stay. Damage caused to the property beyond normal use may be charged to the guest who made the booking.

Activities and third party services

Tours, transport, rentals and other activities shown on this website may be operated by independent local providers. We share them as recommendations and can help you coordinate them, but each provider is responsible for its own service, safety measures, permits and insurance.

Links to other websites are provided for convenience. We are not responsible for their content or privacy practices.

Privacy and personal data

We treat your personal data according to Costa Rica's Law for the Protection of Individuals Regarding the Processing of Their Personal Data (Ley N.º 8968) and its regulations.

We collect only the information you give us through our forms, booking and checkout, WhatsApp or email, such as your name, contact details, travel dates, number of guests and messages. We use it to answer your requests, manage your booking and payments, and improve our service. We do not sell your data.

Your information may be processed by trusted providers that help us run this website and our bookings, such as hosting, content management, email, analytics and payment processors, only for those purposes.

You can ask to access, correct, update or delete your personal data, or withdraw your consent, by contacting us. You may also contact the Agency for the Protection of Individuals' Data (PRODHAB) in Costa Rica.

Cookies and analytics

This website uses essential browser storage, for example to remember your language, and analytics tools that help us understand how visitors use the site so we can improve it. You can block or delete cookies in your browser settings; some features may not work as expected if you do.

Consumer rights

Nothing on this page limits the rights you have as a consumer under Costa Rica's Law for the Promotion of Competition and Effective Consumer Protection (Ley N.º 7472).

Intellectual property

The texts, photos, videos, logos and design of this website belong to Blessed House or are used with permission, and are protected by Costa Rica's Copyright and Related Rights Law (Ley N.º 6683) and international treaties. You may share links to our pages, but you may not copy or reuse our content for commercial purposes without written permission.

Protection of minors

In Costa Rica, the commercial sexual exploitation of minors is a crime punished by law (Ley N.º 7899). Blessed House rejects any form of exploitation and cooperates with the authorities.

Limitation of liability

To the extent allowed by law, we are not responsible for losses caused by temporary errors or interruptions of this website, by events outside our control such as weather, natural events or public service outages, or by the services of independent providers.

Governing law

These terms are governed by the laws of the Republic of Costa Rica. Any dispute will be handled by the competent courts of Costa Rica, without prejudice to the rights you have as a consumer.
